One of the biggest myths I hear as a North Texas realtor is that you need 20% down to buy a house. The truth? That’s not the case at all!
Typical Down Payment Options in Texas

FHA Loan – As low as 3.5% down

VA Loan – 0% down (for eligible veterans & military)

Conventional Loan – Options start as low as 3% down

Jumbo or Luxury Homes – Often 10–20% down, depending on the lender
What About Closing Costs?
In addition to your down payment, you’ll want to plan for closing costs (usually 2–4% of the purchase price). Sometimes, sellers or builders offer credits to cover part of these.
